Construction Begins on Jewel, Chinatown’s New 380-Unit Mixed-Use Community

Heavy equipment has moved onto the 10.5-acre parcel at 3588 S. Valley View Boulevard, where preliminary grading is now underway for Jewel, one of the largest mixed-use residential projects announced for Las Vegas Chinatown. The visible construction activity comes ahead of an official groundbreaking ceremony scheduled for Tuesday, September 22, at 10 a.m., with Fore Property Managing Partner Jonathan Fore and District F Clark County Commissioner Justin Jones set to take part in the ceremonial shovel turn. Previously identified as The Pearl in Clark County planning filings, the newly rebranded Jewel is expected to bring 380 luxury apartment residences, approximately 26,00 square feet of retail and restaurant space, and resort-inspired residential amenities.

Heavy equipment has moved onto the Jewel site as preliminary grading gets underway.

Project signage marks the future Jewel development at 3588 S. Valley View Boulevard.

A Major Addition to the Valley View Corridor: Jewel will introduce hundreds of new residences along Valley View Boulevard between Spring Mountain Road and Twain, combining apartments and commercial space in a corridor historically dominated by restaurants, shopping centers, and automobile-oriented development. The project is being developed by Fore Property, a national multifamily developer that reports having developed, built, or managed more than 29,000 apartment homes across more than 44 markets.

Chinatown’s Residential Shift: As documented in ChinatownVegas.com’s newly updated Las Vegas Chinatown apartment guide, the district is steadily evolving from a primarily dining and shopping destination into a neighborhood where more people live, work, and spend their everyday lives. Existing communities including COYA, JADE, Green Leaf Lotus, and Namaste have already expanded residential options around the corridor; Jewel will accelerate that shift by placing 380 additional homes near Spring Mountain Road and its 248 restaurants. Commercial leasing opportunities are now being marketed, though specific restaurant and retail tenants have not yet been announced.

Spring Mountain Phase 2 Moves Onto Clark County Construction Roster

Reconstruction of Spring Mountain Road between Rainbow Boulevard and Decatur Boulevard has taken another administrative step forward, officially landing on Clark County Public Works’ “Projects in Construction” roster. The county has not posted a formal groundbreaking date for physical roadwork, but commissioners approved an additional $300,000 engineering amendment on September 1, bringing the total contract to $1.7 million through December 31, 2028. That figure covers engineering and design work only — a separate line from the $5.7 million Unicon LLC construction contract for the same Rainbow-to-Decatur segment that TWIC reported August 17. The revised design agreement assigns several deliverables: completing final design packages for the Rainbow-to-Decatur segment, a lane study analyzing the potential removal of one westbound travel lane between Rainbow Boulevard and Aldebaran Avenue, splitting the corridor project into two distinct construction packages, and expediting final design for a new mid-block pedestrian crossing signal between Arville Street and Wynn Road. Placement on the active roster confirms the county is advancing the corridor beyond preliminary concepts, though active lane closures haven’t yet been scheduled.

1953 Brother Kitchen Brings Busan’s Signature Dish to Desert Inn

A major regional specialty has landed just north of the Spring Mountain core. 1953 Brother Kitchen (1953 형제돼지국밥) has opened its first United States location at 4375 W. Desert Inn Road, bringing an authentic slice of Busan comfort food to the local dining corridor.

The Heritage

The restaurant’s name is not marketing flair. Its lineage traces back to a humble street cart established in 1953 after the Korean War in Busan, South Korea. Now run by third-generation brothers, the brand has preserved that foundation for over 70 years. Rather than diluting the concept for an American debut or defaulting to familiar barbecue staples, the team kept both its focus and Korean storefront lettering intact.

The Specialty: Busan Dwaeji Gukbap

At the center of the menu is dwaeji gukbap (pork soup with rice), the working-class soul food of Busan. The broth is simmered continuously in-house from pork bones until milky, rich, and clean, rather than heavy or greasy. Bowls arrive bubbling hot, packed with thinly sliced tender pork, and diners customize their broth at the table with fresh seasoned chives (buchu), salted fermented shrimp (saeujeot), spicy pepper paste (dadaegi), and rice. Alongside the classic broth, the kitchen serves bulkkot dwaeji gukbap (a spicy variant developed by the third generation), house-made sundae (Korean blood sausage), bossam (boiled pork wraps), and Busan milmyeon (chewy chilled wheat noodles in an iced broth).

The TWIC Take

This opening is a notable data point for the northern edge of the corridor. 4375 W. Desert Inn Rd sits within ChinatownVegas.com’s coverage area — Desert Inn Rd marks the corridor’s northern boundary — and a legacy operator choosing that stretch over the traditional Spring Mountain core says something about where new energy is landing within the district. As Chinatown’s culinary footprint fills out toward its edges, concepts like 1953 Brother Kitchen show the corridor is attracting serious, specialized legacy operators willing to bet on authentic regional Korean dining over generic crowd-pleasers.

Live Performance Spotlight

The Sand Dollar Lounge presents live music every night this week, but Friday and Saturday offer the strongest reasons to settle in for an entire evening — both nights pair early and late sets into seven hours of live music, split by a 9–10 p.m. break between sets.

Friday, September 25 — Southern Rock Meets a Genre-Bending Jam Band: The Down South Jukers open at 6 p.m. with a horn-driven take on Southern rock — big riffs and road-tested swagger, with brass adding extra weight and color. At 10 p.m., Blü Egyptian takes the room in a different direction, a progressive jam band moving freely through funk, Latin rhythms, reggae, bluegrass, jazz, electronic music, and classic rock, building an unpredictable, in-the-moment set rather than a rigid one. Down South Jukers, 6–9 p.m.; Blü Egyptian, 10 p.m.–2 a.m.

Saturday, September 26 — A Full Night of the Blues: Saturday belongs to the sound that made the Sand Dollar famous. Eli & The Melomaniacs open with a blues set from 6 to 9 p.m., then The Moanin’ Blacksnakes take over at 10 p.m. with four hours of blues and rock carrying the music through last call. Of the week’s choices, Saturday is the purest Sand Dollar experience: two blues-driven bands, one stage, seven hours of music across two sets, inside a venue that’s championed the blues on Spring Mountain Road since 1976.

All performances take place at The Sand Dollar Lounge, 3355 W. Spring Mountain Road, Suite 30. All shows are 21 and older with no cover. See the complete Sand Dollar Lounge schedule.

Throwback

Looking Back

Kung Fu opened 22 years before developer James Chen built Chinatown Plaza in 1995, and was serving that same menu 26 years before the State of Nevada officially designated the Spring Mountain corridor as Chinatown in October 1999 — proof the district’s culinary foundation was taking root long before the first dragon gates went up.

Unfiltered

Chinatown Gripes

Nothing has changed. So here we go again.

Unprotected left turns from busy shopping centers onto Spring Mountain Road remain unnecessarily dangerous. Limited visibility, heavy traffic, and impatient drivers turn an everyday exit into a gamble.

Traffic-signal timing continues to create backups and unnecessary frustration. Drivers sit through long lights, move a short distance, and immediately reach another red.

Then there is the speed limit. Posted speeds reaching 45 mph remain difficult to justify along a corridor filled with restaurants, shopping centers, bus stops, and heavy pedestrian activity.

Still on the list: Potholes — pedestrian-crossing concerns — poorly placed bus stops — rideshare and delivery congestion — missing shade — difficult plaza entrances — parking-lot confusion.

Same problems. Still here.
