LAS VEGAS — Jewel officially broke ground Tuesday, September 22, marking the start of a $143 million mixed-use development that will bring 380 new residences and commercial space to Las Vegas Chinatown.
ChinatownVegas.com attended the groundbreaking ceremony at 3588 S. Valley View Boulevard, where Jonathan Fore of Fore Property joined Clark County Commissioner Justin Jones, project partners, community leaders and guests for the ceremonial shovel turn.
ChinatownVegas.com first reported Monday that visible site work had begun at the Jewel property and that the official groundbreaking was scheduled for the following morning. The report appeared in the September 21 edition of This Week in Chinatown, one day before the ceremony and subsequent media coverage.
The event transformed a project that had existed through planning documents, renderings and construction fencing into something tangible. With heavy equipment already operating across the property and the Las Vegas Strip rising behind the site, Jewel is officially underway.
380 Apartments and 26,000 Square Feet of Commercial Space
Jewel is planned for a 10.54-acre property immediately south of Spring Mountain Road, extending along Valley View Boulevard and Procyon Street toward Twain Avenue. At that size, it ranks among the largest development sites near Spring Mountain Road.
The development will include 380 luxury apartment residences and approximately 26,000 square feet of retail, restaurant and commercial space. The project will include studios and one-, two-, and three-bedroom apartments, creating a broad range of residential options near one of the most active dining and shopping districts in Las Vegas.
Specific restaurant and retail tenants have not yet been announced.
The project is being designed as a walkable, live-work-play community where residents can live close to restaurants, neighborhood services, entertainment and the Las Vegas Strip.
From The Pearl to Jewel
The development was previously identified as The Pearl in Clark County planning documents and earlier reports. It has since been reintroduced as Jewel.
Standing on the site, the name fits. Few properties in the corridor offer a more direct view of the Las Vegas Strip, which rises just beyond the parcel’s eastern edge.
Its combination of housing and ground-floor commercial space represents a significant step in Chinatown’s evolution from a primarily dining and shopping destination into a neighborhood where more people live, work, and spend their everyday lives.
Resort-Inspired Living Near Spring Mountain Road
Plans call for resort-inspired residential amenities alongside Jewel’s commercial component. Plans filed under The Pearl name included a 14,000-square-foot clubhouse, two sky lounges, a yoga studio, a salt room, and landscaped courtyards.
Separate gated residential parking and dedicated surface parking for commercial businesses are also planned.
The project’s location places future residents near Spring Mountain Road, the Las Vegas Strip, and smack in Chinatown’s growing collection of restaurants, supermarkets, cafés, nightlife and specialty businesses.
Fore Property Expands Its Chinatown Footprint
Jewel is being developed by Fore Property, a national multifamily developer that reports having developed, built or managed more than 29,000 apartment homes across more than 44 markets.
Fore Property previously developed Lotus, now operating as Green Leaf Lotus, and has also developed JADE and COYA, giving the company a substantial role in Chinatown’s residential growth.
In a statement, Jonathan Fore described Jewel as part of the company’s “long-term commitment” to Chinatown and a “transformative mixed-use destination” where people will be able to live, shop, connect, and gather.
Commissioner Justin Jones said in a statement that the project will provide “much-needed housing,” generate new business opportunities, and continue investment in one of the Las Vegas Valley’s most active corridors.

Jewel joins a growing collection of Las Vegas Chinatown apartments reshaping the Spring Mountain Road corridor.
Existing communities including COYA, JADE, Green Leaf Lotus and Namaste have already expanded residential options throughout the district. Jewel will add another 380 homes near Spring Mountain Road and its 248 verified sit-down restaurants.
The additional housing will place hundreds of residents within minutes of Chinatown businesses while creating new opportunities for restaurants, retailers and neighborhood services at the development itself.
For Chinatown, the importance of Jewel extends beyond its size. The groundbreaking signals continued confidence in the corridor as both a cultural destination and an increasingly desirable place to live.
A New View of Chinatown
Tuesday’s ceremony offered a fitting visual for that transformation: freshly graded land across the foreground, community leaders holding ceremonial shovels and the Las Vegas Strip rising behind them.
That view captures Jewel’s position between two worlds. It sits close to the Strip while remaining directly connected to the restaurants, businesses, and cultural identity that make Las Vegas Chinatown distinct.
